The plants in Scandinavia and in Europe generally are well maintained and the operational reliability as well as the environmental aspects are continuously developed. Visitors from different parts of the world have confirmed this fact. The key success factors are the top class maintenance tradition and maintenance know-how.

This publication is based on the work of the Scandinavian Center for Maintenance Management (SCEMM) association and the Finnish consulting company Management Systems Oy as well as on the significant research and development work of the Swedish LCP AB. A part of this publication is adapted from the Swedish publication Profitable Maintenance.

This book concentrates on the know-how gained especially from the machinery industry as well as forestry and energy. The traditional maintenance idea has been extended into maintenance and operation, simply keep it running. The significance of maintenance is strongly stressed as a tool for general and financial management. Seamless cooperation between the traditional maintenance and operations as well as financial and management functions is of great importance. Maintenance and operations can he seen throughout the whole production organisation as a common subject. Maintenance and operations activities are widely treated in this book as profit factors instead of traditional cost factors. This is the strategic way of thinking, based on Life Cycle Profit (LCP) and Life Cycle Cost (LCC) including Quality of industrial units, machinery and equipment.

Customers evaluate the suppliers of professional maintenance services from the profitability and quality perspective. The significance of professional maintenance and operations will increase in the future. The infrastructure in industrialised countries is more or less completed: roads, railways, waterways and power network in general need no further investments. The same goes for industrial plants and buildings in general. The focus is now on operation and upkeep, repairs and renewals.

An evaluation completed in 1996 in the energy industry concluded that operations and maintenance have tremendous concealed potential. At present companies specialised in operations and maintenance services have 15 percent of Europe`s maintenance market. This figure is estimated to rise to 60-80 percent by the year 2005. The estimated market is approaching approx. $ 200 billion in Europe. Outsourcing is one of the main trends. New types of professionals are needed when traditional maintenance turns into maintenance and operations.

The objective of this book is to avoid theories. Instead it clearly and simply brings into focus what has to be done in order to use maintenance and operations activities to increase productivity and profitability. This is a handbook for people working in various maintenance and operations areas. It attempts to open new ways and new kinds of activities and at the same time break barriers by stressing multi-skills and willingness to change. This book can also be used in polytechnics as a study book for an active maintenance and operations study program. The challenge for the writers has been to provide young students with basic technical and commercial knowledge of profitoriented maintenance. This book is meant primarily for maintenance management, supervisors and experts in industry. For the top management we recommend chapters 1 and 2, for personnel managers chapter 4 and financial managers chapters 5 and 6.
